What this site collects, what happens to that information afterward, and what I never do with it.

Before launch

This is a working draft. Mortgage lending is subject to the Gramm-Leach-Bliley Act and Regulation P, which require a specific privacy notice with prescribed content and delivery timing. Mortgage Express compliance must review and approve this page, and the company's own GLBA privacy notice governs wherever the two differ.

What this site collects

If you fill out the quote form, I receive what you type into it: your name, email address, phone number, what you're trying to do, roughly where and at what price, a self-reported credit range, and whatever you write in the notes. Nothing on this site pulls your credit or checks any database.

The site also records basic analytics (pages viewed, roughly where visitors came from, and what device they were on). That's aggregate traffic data, not a profile of you.

What I do with it

I use it to answer your question and, if you become a client, to place your loan, which means sharing what's necessary with lenders and with the service providers a mortgage transaction requires (title, escrow, appraisal, and the loan origination system).

I do not sell your information. Not to lead aggregators, not to marketing companies, not to anyone. If you have ever filled out a form on a rate-comparison site and then received eleven phone calls in an hour, you know exactly what this sentence is promising not to do.

Trigger leads, and how to stop them

Worth knowing, because it surprises people: when a lender pulls your credit for a mortgage, the credit bureaus may sell notice of that inquiry to other lenders as a "trigger lead." That's the credit bureaus doing it, not me, and I have no control over it.

You can opt out at optoutprescreen.com — do it before your credit is pulled. It takes about two minutes and saves you a week of cold calls. I mention this to every client.

Communication

If you give me your phone number and check the consent box, I'll contact you about your request by phone, text or email. Message and data rates may apply. Reply STOP to any text to stop receiving them. You can ask to be removed from any list at any time by replying, emailing, or telling me.

Your choices

You can ask me what information I have about you, ask me to correct it, or ask me to delete it, subject to the record-retention obligations that apply to mortgage transactions, which are real and which I can't waive. Email mruhl@mtgxps.com.

Security

Never send sensitive information (Social Security numbers, full account numbers, tax documents) by ordinary email, because it simply isn't secure. I use a secure document portal for anything like that, and I'll send you a link to it. And if you ever receive an email that appears to be from me asking you to wire money, call me at 503-317-7620 before doing anything. Wire fraud in real estate transactions is common, and it is expensive.
