Where I can lend
Personally licensed in five states, which is four more than most of the people you'll talk to. The most useful part of that is Oregon plus Washington, because the Portland metro straddles the Columbia and most Portland loan officers can only work one side of the river.
Portland metro and Southwest Washington
Portland, Beaverton, Hillsboro, Tigard, Lake Oswego, West Linn, Gresham, Happy Valley, Milwaukie, Oregon City, Troutdale, Tualatin, Sherwood, Forest Grove and Cornelius, plus across the river in Vancouver, Camas, Battle Ground and Ridgefield.
So if you're weighing a house in Vancouver against one in Portland, I can quote you both, which is a different conversation than the one you'll have with a lender licensed on only one side. The tax comparison alone is worth an hour of your time, because Oregon has income tax and no sales tax, Washington has it the other way around, and the Portland-area local taxes surprise people who moved here recently.
Central Oregon
Bend, Redmond, Sisters, Sunriver, Prineville and La Pine. It's a different market from Portland, with more second homes, more out-of-state buyers, and short-term rental rules that vary by jurisdiction and have tightened repeatedly. So if you're financing something you intend to rent out part-time, confirm what's permitted at that specific address before you build a plan on top of it.

Live in Vancouver and work in a Portland office and you owe Oregon income tax with no credit against it. Work remotely from Vancouver and you don't. Most people have that backwards, and it's worth a lot of money either way.
